Every fortnight contractors from TopMarks Property will clean communal areas in your property to keep it clean and sparkly. If you would like, we can arrange for your home to be cleaned. Our Gardener and Handyman will visit regularly to maintain your home and garden.

You will have one point of contact, and should anything need repairing or replacing – you know that we’re on it!

Five step process

Step 1: Contact our office to register your details

Once you have chosen your new home, you simply have to complete an online application form. It’s quick,simple and paperless, which means you are able to do everything you need to via your phone,tablet or laptop.

Step 2: Book a viewing

  • Once an application form has been submitted you will be able to book a suitable viewing at a time that suits you. 

  • Read our Tenancy Agreement and our ‘Guide to renting with TopMarks Property’

Step 3: Come into our office as soon as possible to sign the Tenancy Agreement and pay your deposit

Subject to credit and reference checks, we will arrange a moving-in date with you once you have signed a tenancy contract. 

Documents and paperwork required.

We will require-

3 Months pay slips from each adult tenant

3 Months Bank Statements from each tenant

Photographic Identification from each tenant (This is for the purposes of the Right to rent checks- Please click here for further information on Right to Rent Checking.)

Holding deposit 

A holding deposit will be requested at this stage to secure the property.

One weeks rent per tenancy

This will be to reserve the property, please note that this will be withheld if any relevant person (including guarantor|s|) withdraw from the tenancy, fail a right-to-rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of guarantee) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing).

Step 4: You will then receive a ‘finalise your tenancy’ email containing instructions on how to complete your application for a tenancy.

Security Deposit:

(Per tenancy, rent under £50,000 per year) – Up to 5 weeks rent

This covers damages or defaults on the part of the tenant, during the tenancy.

Security Deposit:

(Per tenancy, rent of or over £50,000 per year) – Up to 6 weeks rent

This covers damages or defaults on the part of the tenant, during the tenancy.

Unpaid Rent:

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys or Other Security Devices:

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenants, landlord and any other persons requiring keys will be charged to the tenant(s). If extra costs are incurred there will be a charge of £30 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s).On bank holidays the call out charge is £50.00

Variation of Contract (Tenants Request):

£50 Inc VAT per agreed variation

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenants Request):

£50 Inc VAT per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and right-to-rent checks, deposit registration as well as preparation and execution of new legal documents.

Early Termination (Tenants Request):

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s cost in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Step 5: We will be in touch shortly before your tenancy begins with all the information you need for moving in.
