Full management package

Within our Full Management package, we look after every aspect of the letting and maintenance of your property.  With the ever increasing legal responsibilities placed on private landlords and the rapidly changing letting industry, our fully managed service offers peace of mind, this has become our most popular landlord service.

Our experience and expertise releases you to invest your time elsewhere enjoying the things you love.  Your tenants also benefit from having a single point of contact for all issues and questions, including the facility to report repairs online 24/7 to our friendly and helpful team.

List of items included within package:

  • Visit the property to provide the owner with a free rental appraisal and valuation.
  • High quality advertising
  • Arrange & accompany viewings
  • Liaise with Landlords to make sure all parties are happy with the proposed Tenancy when an applicant wants to proceed.
  • Carry out reference checks with an independent referencing company *
  • Prepare all necessary documents including Tenancy Agreements & Inventories (written & photographic) and obtain the Landlord and Tenant signatures where necessary *
  • Meet the Tenant(s) at the property to hand over the keys, record the meter readings and help familiarise the Tenants with the property.
  • Provide the Landlord and Tenant with copies of the relevant documents.
  • Collect rental payments from the Tenant and pay Landlords as soon as funds have cleared via internet banking.
  • We place the deposit in an independent company
  • Check in and check outs of tenants
  • Instruct and undertake Property Maintenance *
  • Carry out inspections (written & photographic) once every 6 months 
  • Advise Landlords of any repairs / maintenance required and provide quotations from independent contractors *
  • Oversee the renewal of Gas Safety / Electrical Certificates *
  • Provision of monthly accounting Statements.
  • Provision of consolidated year end Statements to assist with Landlord Tax returns if required *
  • Provision of Tenancy Agreement renewals *
  • Re-advertise the property as soon as a Tenant serves Notice (with the Landlords instructions) *
  • Full check at the end of the Tenancy to make sure the property has been left by the Tenant in a suitable condition *

Full Tenant Find service 

With our Full Tenant Find Service we handle everything for you to make the viewing, tenant selection and move in as smooth and thorough as possible – saves you going back and forth to your property. The “Property MOT check” inspection which is carried out during your market appraisal appointment will ensure everything is ready for a tenant to move in.

  • Quality photography and thorough marketing to present your property well

  • Accompanied viewings with pre-qualified potential tenants.
  • Tenancy application managed
  • References for new tenant gathered (and guarantor if applicable) *
  • Tenancy Agreement prepared *
  • ‘Right To Rent’ ID checks completed *
  • Detailed Inventory and Schedule of Condition arranged *
  • Liaising with local council, Meter readings taken and utility companies informed
  • Initial rent and deposit payments collected
  • Deposit registered with a tenancy deposit scheme *
  • Property and keys handed over to new tenant
  • Tenancy documentation passed over to you

Handling viewings is the first time we meet your potential tenants and we can learn a lot about them during this visit which can influence our recommendation.

Where we are not creating an inventory we would strongly recommend that you arrange your own, as this is as essential as a tenancy document.
